1. Inclusive Services
We aim to ensure an enjoyable stay with minimal extra charges.

Electricity and Heating: Your comfort is our priority. There are no additional charges for oil or electricity, ensuring a worry-free and cozy stay.

Woodburners: To enhance your experience, the initial bag of logs is complimentary. Should you desire more, additional bags are available for a nominal charge, ensuring you can enjoy the warmth and ambiance at your leisure.
2. Accommodation Amenities
Bed Linen and Towels: Included in the booking.

3. Pet Policy
If bringing pets, they must be controlled, given the farm setting.

We welcome your furry friends but ask that they are controlled, considering the farm environment for the safety and enjoyment of all guests.

Pet Surcharge: To accommodate pets, there is a £20 per week surcharge, ensuring the necessary arrangements and care are in place.
4. Booking Process

Your booking process is simple. Click the book button, and a user-friendly calendar will display available dates and pricing.

A 25% deposit secures your reservation, with the remaining balance due 60 days before your stay. Please note that failure to meet the payment schedule may result in the re-letting of the accommodation.
5. Cancellation and COVID-19 Policy
None of the payments are refundable; guests are advised to obtain travel insurance.

To provide flexibility during uncertain times, in the event of COVID-19-related travel restrictions, we offer a date transfer.
6. Price Inclusions
All prices include VAT at current rates (5%).

7. Arrival and Departure Details
Cottages should be vacated by 10 am on the departure day.

To ensure smooth transitions, we kindly request that cottages are vacated by 10 am on the day of departure.

Arrival ideally not before 4 pm: We appreciate your cooperation in arriving no earlier than 4 pm, allowing us ample time to prepare the property for your stay.​
8. Booking Duration and Changeover Day
Changeover Day: Saturday for week-long stays.

Short Breaks: If planning a short break during the off-peak season, simply check availability using the booking button.
9. Security Deposit
A refundable security deposit of 25% is required upon booking to cover any potential damages during your stay. Details will be provided in the booking confirmation.

10. Cleaning Expectations
Guests are expected to leave the property in a reasonably clean and tidy condition. Excessive cleaning may result in additional charges.

11. Property Use Guidelines

14. Drones, Night Lanterns and Fireworks
The use of drones is not allowed without our express written permission.
Fireworks are not allowed without our express written permission.
Night lanterns are expressly forbidden as they are a fire hazard and can cause death or injury to local livestock.
15. Complaints
Every effort has been made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, it is essential that you contact us immediately and during the period of your occupancy, to give us the chance to make amends. We value your custom and want you to return (and to recommend us to your friends!). We will do our best to resolve any problem.
16. Insurances
Pattard accepts no responsibility for any loss, injury or damage to you, your property or any person or property under your responsibility that is brought onto the Subjects unless negligence is proven.
You bind and oblige yourself to indemnify the proprietors in respect of any damage or injury, however caused, as a result of your occupation of the Subjects.
You should satisfy yourself as regards to travel insurance in case of last minute cancellation or travel difficulties over which Pattard Cottages has no control
Your vehicles and their accessories and contents, and any property and valuables you bring with you are left entirely at your own risk.
If you leave any property behind we will use reasonable endeavours to return it to you, although we reserve the right to make a charge against your security bond for any reasonable postal or courier costs. We may dispose of any unclaimed property after six (6) months.
17. Location / Getting to Pattard
To reach Pattard, take the M5 to Junction 27, then follow the A361 to Barnstaple. From Barnstaple, continue on the A39 towards Bideford and Bude. Stay on the A39 until you spot the B3248 to Hartland, approximately 10 miles from Bideford and 1/3 mile from the Clovelly roundabout.
Once on the B3248, after about 2.5 miles, you'll encounter Lighthouse Cross. Cross the road to Hartland, which sharply turns left, and find a road to Lighthouse/Hartland Point almost straight ahead/right. Follow this major road for another 2.5 miles without turning off. As you approach a give-way sign at Youltree Cross, proceed straight ahead to Pattard Cross.
At Pattard Cross, turn left towards Hartland. After about 0.5 miles, you'll find the Pattard private road on the left. Take this track, and The Cottages will be on your right down the track.
